PARK ROYAL, WESTERN ROAD

Goya Hillwood’s most recent acquisition, the 2.58 acres former Babcock site on Western Road in Park Royal. The site is prominently situated next to Asda on Western Road, with great access onto both the A40 (M) and the North Circular Road.

The redevelopment proposal will be to demolish the existing building and speculatively develop a single urban logistics unit totalling c. 75,000sq.ft. The development will benefit from the Goya green credentials targeting top ESG credentials to include EPC A+ and a minimum of BREEAM Excellent.

We have worked hard to obtain a detailed consent for a 4 unit warehouse development of 162,192 sq ft, with units ranging from 26,581 sw ft to 55,212 sq ft. The site abuts the M25. We start on site in q2 2024 to speculatively build this.

FOCAL POINT, BILLINGSHURST

Goya will speculatively build a scheme which already benefits from an outline planning consent, which will introduce a 49,804 sq ft of multi-let B1/B2/B8 employment space, sitting behind the new Triumph Motorcycle dealership, to the Horsham borough. This development is poised to address a critical need in the community and contribute to the region's economic growth. As with most Goya schemes, this will be targeting top ESG credentials to include EPC A+ and BREEAM Excellent.

Project Management

We work with our team of trusted consultants to navigate through the often complex planning process to enable development of commercially viable schemes which fulfil planning requirements and which employ the latest sustainability strategies to fit in with our investment partners specific requirements and maximise occupier demand. From initial site appraisal through to scheme design, costing, contractor tender and project management, we use our expertise built up through over 70 developments over 20 years to ensure commercially viable schemes are built on time and within budget. We oversee the marketing and letting through to sale – or final valuation.

Our development team are always keen to use their wide ranging expertise to undertake Project and Development Management work as outlined above for 3rd Parties. This has primarily concentrated on industrial and warehousing but has included offices, hotel and residential development. The Goya Developments principles apply to all, and we are keen to pursue any such opportunities. We are currently undertaking project management for 3rd parties for circa 600,000 sq ft in total. This includes warehouses of up to 250,000 sq ft as well as offices.

Goya successfully obtained planning permission for a new 51,000 sq ft multi unit industrial development on the former Thales HQ site. The development is within a prime industrial estate in South West London, lying next to the A3 dual carriageway. The scheme was developed speculatively, and was 100% forward sold at practical completion to Royal London We wish Royal London success.

This was pre let before starting on site with the spec! We have subsequently pre sold this pre-let to London Metric within 12 months of buying the site. This 2.2 site on Rutherford Way was an existing airport catering facility. This was demolished to make way for a new speculative 55k sq ft single unit for Barker and Stonehouse.

We turned part of the site to Titan Self Storage on completion of the purchase and got planning for a 75,000 sq ft speculative warehouse development where 3 out of the 6 units were pre let to occupiers such as McLaren and Euro car parts. The development was nearly 50% pre let and forward been sold to Royal London.

This 4.3 acre site had a short period of income before we could get in to redevelop. Those on longer income, we negotiated their early surrender. We pre let 5 out of the 12 units then forward sold to Runnymede Council at pc.

A new 70k sq ft multi unit urban warehouse development, acquired with our JV partners, Chenavari.. This was speculatively developed, part pre let and forward sold to IM Properties in December 2019.

ORPINGTON BUSINESS PARK

Having acquired the site in May 14, we successfully obtained a detailed planning permission for 50,606 sq ft in November 14 and completed the development in November 2015, and forward sold to Standard Life shortly thereafter.

POYLE HEATHROW, BLACKTHORNE POINT

Goya were appointed Project and Development Managers by AIPUT on this 45,000 sq ft refurbishment of an existing warehouse,, which we pre let to Flostream prior to pc in Jan 2017. Goya then successfully obtained a planning permission to develop out a 30,000 sq ft warehouse unit.

Victoria Road Business Park

VICTORIA ROAD BUSINESS PARK, PARK ROYAL, LONDON

SWIP, in conjunction with Goya, acquired this 2.5 acre site and obtained a detailed planning permission to develop out a new 52,000 sq ft multi unit industrial development with units ranging from 5,000 sq ft to 11,000 sq ft.The development was due to be built out speculatively, with a summer 2013 start – until the Government decided to blight Park Royal with HS2... some say HS2 is nothing more than a political vanity project that destroys the countryside as well as large parts of Europe’s largest industrial estates... on a railway that very few seem to want... we couldn’t comment!

This was one of Goyas’s first developments - Central Park was a redevelopment of a former hospital site for a new 160,000 sq ft speculative multi unit industrial / warehouse scheme in the heart of Park Royal. With occupiers such as Christies and London Ambulance, all of the scheme was let quickly.

GATWICK 33

A new 33,000 sq ft warehouse has been speculatively developed with Barwood Capital. This ultra prominent site fronts London Road and backs onto a retail park and gym. This development has now been successfully sold.

Goya acquired this 1.7 acre site from Ealing Council and obtained a detailed planning permission for a 5 unit, 45,000 sq ft multi unit warehouse business park development. Development started on site October 2015 and was completed summer 2016. We pre let 1 unit and forward sold the development to Standard Life.

We were delighted to be work with Vanbrugh Land and Schroders on the development of the 70,000 sq ft pre let to DPL and the 24,832 sq ft 4 unit speculative trade park development, which completed in November 2014. 3 of the 4 units were let to Howdens, HSS and Medlock, within 3 months of pc. This has now been sold to Standard Life.

A 39,000 sq ft 2 unit development we pre sold 1 of the 2 units to OTDS, and the remaining unit of 20,883 sq ft was let to KGN Pilinger. Andy Stothard of Goya commented: ‘This was great opportunity in an under supplied market to bring forward the Goya brand of top spec warehouses and cater for the local market as well as pulling occupiers from South London. This is a great leafy location for occupiers who want to work in a great environment.’

QUESTOR INDUSTRIAL ESTATE, DARTFORD

Since Goya were brought on to advice ABRDN in 20212, we have speculatively developed over 250,000sq.ft at Questor Industrial Estate, including the successful pre-lets to DPD, Proper Music and Premier Paper. Goya continues to assist the Clerical Fund at Questor, recently achieving planning consent for a further 115,000sq.ft industrial/warehouse space across 18 units.
