Set up in 2009, Goya Developments is a dynamic force in the UK's industrial and commercial development landscape. With a focus on creating exceptional warehouse and industrial spaces, we are dedicated to building only the best developments in the most prime areas across the country.

At Goya, we have a hard fought reputation of striving for only the highest quality in our developments. For that to happen, we are continually evolving the product to ensure repeat business with the occupiers – and our funding partners, as well as ensuring our developments are normally welcomed by local councils and planning authorities. To this end, we work with a relatively small team of like minded professionals who share our goals, to ensure consistency of delivery.

The Goya Green Agenda

Any new development must be influenced by the increasingly tight renewables and energy saving targets. We are big believers in viable renewable energy within new developments and all of our projects demonstrate this. Having become one of the most active developers of speculative warehouses recently, we have found ourselves at the forefront of the new technologies which are required to achieve these targets.

It saves occupiers money from the outset, and future proofs their businesses against spiralling energy costs.

Our team is there to guide our partners and occupiers through this increasingly complex process. And we really do believe it will make a difference.

    As the founder of Goya Developments, Jim has an extensive knowledge of industrial and commercial development throughout the UK, but particularly London and the South East, having delivered over 5 million sq ft over the last 20 years.

    Jim and co founder Jago first started working together at Kilmartin back in 2004. Jim is a family man, who also loves his windsurfing, snowboarding, and racing rear engined cars in circles!

    As Co-founder of Goya, Jago has a proven delivery of over 1.5 million sq ft of office development and 4.5 million sq ft of warehouse development.

    With a construction contractor background, Jago then spent five years as Projects Manager with Arlington Securities before joining Jim at Kilmartin, where he set up and ran the project management discipline within England for over four years. As a Project Manager, Jago clearly loves punishment, and completed the Marathon Des Sables in 2023. Away from that madness, Jago is a skiing, running and flying… family man.

    Andy joined Goya in 2015 as a Development Manager, bringing with him a diverse range of experience and comprehensive knowledge of the South-East industrial market.

    Andy is based in Goya’s London office where he is responsible for overseeing the sourcing, appraising and delivery of industrial projects.

    Outside of work, Andy can be found playing golf, squash or attempting CrossFit if he isn’t socialising with friends and family.

    Rich joined Goya in October 2022 as a Development Manager, where he is responsible for sourcing, acquiring and developing urban logistics warehouse schemes.

    Rich is a member of the Royal Institute of Chartered Surveyors and holds the Investment Management Certificate.

    Rich is Goya’s international sports star, having played hockey for Cyprus.. but when Rich isn’t in the office or on the hockey pitch or tennis court, he’ll be following his beloved Derby County around the country!

Ideal Site Criteria is as follows:

• Strategic and prominent locations with good access to road links and motorway networks as well as power

• Good site access via public and private transport

• Edge of town or inner city locations, or on established business and industrial parks

Funding

We have a long-term Joint Venture with our friends at Hillwood in place to pursue prime development and refurbishment opportunities.

Speed of delivery

Our highly experienced and responsive professional team enable us to exchange contracts within four weeks or even less if required.

Joint Ventures

We are also keen to pursue Joint Venture opportunities, whereby existing land owners can use our expertise to maximise land value via a joint approach with Goya.
