Development / Refurbishment
From initial site appraisal through to scheme design, costing, contractor tender and project management, we use our expertise built up through over 50 developments over 20 years to ensure commercially viable schemes are built on time and within budget. We oversee the marketing and letting through to sale – or final valuation.
Project Management / Development Management
Our development team are always keen to use their wide ranging expertise to undertake Project and Development Management work as outlined above for 3rd Parties. This has primarily concentrated on industrial and warehousing but has included offices, hotel and residential development. The Goya Developments principles apply to all, and we are keen to pursue any such opportunities.
We are currently undertaking project management for 3rd parties for circa 600,000 sq ft in total. This includes warehouses of up to 250,000 sq ft as well as offices.

As a young and ethical company, Goya Developments has environmental responsibility at the heart of our core business model.
Furthermore, we believe that energy savings have become a key occupational cost alongside labour and rental, which is only going to increase further in importance. This has significant implications for occupier, investor and developer alike.
Goya Developments were the first to navigate through the new stringent requirements of the London Plan 2011 and the requirement for a significant carbon reduction of 25% from 2010 Building Regulations for new speculative warehouse schemes.
In London, carbon emissions for non domestic developments have been reduced by 40% from 2016. This has changed the face of development already, and this process will accelerate with the further requirements.
As such, we have set up Goya Green to specifically deal with the challenges of commercially viable sustainable development going forward, and are keen to offer our expertise to 3rd party landowners.
